Tax Credit Financing

U.S. Bancorp Community Development Corporation (USBCDC) is proud to invest in the communities where we live and work. We provide resources and expertise for the rehabilitation of historic buildings, construction of affordable and market-rate homes, development of renewable energy facilities and generation of commercial economic activity in low income communities. Our goal is to add lasting value to all of our ventures and customer interactions. We measure our success by the opportunities we create for our customers and partners. As one of the nation's largest tax credit investors, USBCDC has invested more than $8 billion nationwide, in hundreds of transactions, including New Markets (NMTC), Historic (HTC), Renewable Energy (ITC), and Affordable Housing (LIHTC) projects. These equity investments have provided needed revitalization and new resources to communities throughout the country. Our track record speaks for itself. Our expert staff addresses each project's unique needs and challenges. By working directly with our clients through every phase of the project, we tailor each transaction to suit their needs.

New Markets Tax Credits (NMTC)
USBCDC is the nation's leading NMTC investor, both in dollars invested and transactions closed. We are experts in structuring both leveraged and non-leveraged NMTC transactions, incorporating varied sources of capital, and combining NMTC with other tax credit programs. Our strong commitment to economic revitalization in low income communities has generated more than $2 billion dollars of Qualified NMTC Investments in more than half of the nation's states. Our success has been built on our creative and flexible approach.

Historic Tax Credits (HTC)
With more than $700 million invested through federal and state HTC Programs, USBCDC has worked closely with developers, local governments, and mission-based community development efforts to restore our nation's architectural heritage and breathe renewed economic life into our inner cities. We have formulated many innovative financing solutions to address the higher costs associated with rehabilitating historic structures. Our expertise with combining tax credit programs has provided developers with the flexibility to leverage varied sources of financing and address the complexities of rehabilitating historic properties.

Investment Tax Credits in Renewable Energy (ITC)
USBCDC is dedicated to the development of renewable energy sources and is becoming a leader in ITC investments, building on its experience in other tax credit investments to become an expert in solar (photovoltaic) financing. USBCDC has committed more than $100 million in solar financing. Our expertise in combining various tax credits, along with our pioneering efforts in structured finance enables USBCDC to offer flexible products in the most challenging of environments.

Affordable Housing Tax Credits (LIHTC)
USBCDC has been an active direct investor in affordable housing since 1987 and our expertise and experience has helped the success of our partnerships over the long run. We work closely with businesses, nonprofits and governmental development teams to build safe, secure, affordable housing that strengthens our communities. Whether it be housing for families, seniors, residents of public housing, those with special needs, or Section 8 tenants, USBCDC is committed to the communities we serve.

Syndication Services
Through the syndication division, USBCDC brokers federal and state New Markets, historic investments, and affordable housing tax credits to qualified investors.
